An ‘EMERGENCY’ is defined as a “sudden state of danger etc; condition needing immediate attention”. This can be further clarified as a danger to the property or occupants e.g. burst pipe, flood, fire or gas leak. Damage caused as a result of break-in which would compromise the security of the property and contents must be reported to the police and a crime reference number obtained.

At any time: If you smell gas or are worried about gas safety, you should call TRANSCO on 0800 111 999.

1) If your Landlord has provided 24/7 insured maintenance/emergency cover (for example: British Gas HomecareTM, Homeserve or other insured product), then please contact the relevant service as per the details supplied. If your property is covered by British Gas Homecare™ please call 0800 294 9650 in the first instance. For Thames Water (HomeServe) please call 0800 783 7656.   

2) Safe Gas is our emergency contractor for managed properties only. That deal with heating/hot water, drainage, plumbing issues, please call 07974 218 245.

3) If you are locked out of the property and unable to get back in. Please call Jack Wade at JW Locks  07889 292 182.

4) For the avoidance of doubt, you should only refer to Google or anything similar as a complete last resort.

Please note: If the emergency is due to any act of negligence or responsibility of the tenant then you will be liable for the cost of the call out and any works carried out.

Please note any washing machine, fridge freezer, dishwasher or tumble dryer faults outside of working hours are NOT deemed an emergency and we ask that you drop us an email to propertymanagement@garethjames.com
