The services we offer are as follows:
Upon receiving your instructions to proceed, we will strive to find you a suitable tenant in the shortest possible time and at the highest rent achievable in the open market. Our contacts with numerous multi-national companies ensure a consistent demand and where necessary, prospective tenants will be accompanied to your property by a member of staff.
Once a suitable tenant has been identified, we will obtain the appropriate financial and character references and submit them to a third party referencing provider and then to you for your approval.
We will prepare the correct form of Tenancy Agreement and arrange for it to be signed by Landlord and Tenant. Alternatively, you may instruct your own solicitors to prepare the Agreement if you so wish.
Prior to the commencement of the tenancy, we can arrange for the preparation of a comprehensive Inventory of Contents and Schedule of Condition which is subsequently checked in the presence of the tenant prior to their occupation. They sign the document as evidence of the contents and condition of the property at the time of their occupancy. On the day of their departure, the same document is checked again in their presence and a Schedule of Dilapidations is prepared (less of course the usual fair wear and tear).
At the commencement of the tenancy a security deposit, usually equivalent to six weeks rent, is collected from the tenant. This is subsequently held and protected with the Tenancy Deposit Scheme (TDS).
We will arrange for the rent to be paid by the tenant to our accounts department in the first instance and we will then transfer the funds to you to your bank or building society on a calendar mont hly basis.
We will arrange for meter readings to be taken by the Inventory Clerk at both the commencement and termination of the tenancy and will advise the utility companies of change of occupancy.
This service is designed for those Landlords who may be a resident abroad or who wish to be relieved of the burden of managing their property during the tenancy. We undertake inspections three to four times a year during the tenancy or more frequently should the need arise. Such routine visits are of a cursory nature and embrace any apparent or obvious problems that may have arisen. A report is sent to you after each inspection. On your behalf, we will organise any repairs or obtain quotations for any work that may become necessary. Gareth James only instruct reputable and properly qualified plumbers, electricians and general maintenance operatives who will complete repairs quickly and efficiently at a competitive cost. In order for us to instruct such operatives on your behalf, we will retain a float of £150 on your account. Should it become necessary, we can lodge insurance claims on your behalf and provide gardening services.
On your behalf, we can arrange to settle invoices that remain your responsibility such as ground rent, service charges, maintenance contracts, insurance premiums, etc. The payment of water rates and council tax is the responsibility of the tenant during their period of occupancy.
We will collect rent at calendar monthly intervals, during the tenancy and credit the net proceeds directly to you or to your bank with a copy statement forwarded to you.
This service is designed for those Landlords who may wish to have some involvement in the management of the property but wish to be relieved of the burden of collecting the rent each month. Accordingly, in addition to identifying a suitable tenant, we collect the rent at agreed intervals and make payment of the net proceeds into your bank, building society, etc. as required. We have no involvement in the management of the property insofar as inspections,repairs, maintenance, etc. are concerned.
